Greens Edge at Province Park

Buyers looking to purchase a luxury condominium overlooking a golf course no longer have to actually live in a golf course community.  That’s because Province Park, a 101-acre gated resort-lifestyle community being developed by Harp Development and located on the Winkler Avenue extension, one-fifth mile north of Colonial Boulevard in Fort Myers, recently introduced Greens Edge.


According to Howard Krass, the community’s director of sales and marketing, Greens Edge borders Eastwood Golf Course and offers views of the course’s tree-lined fairways and the lakes that surround them.


“Greens Edge not only gives residents golf course vistas from every major room in their condominium, but also close, convenient access to Eastwood should they decide they’d like to play a round of golf,” said Krass. 


Through an agreement with the City of Fort Myers, Province Park’s residents have direct, private access to Eastwood Golf Course, whether they walk or take their own golf cart.  For those golfers who don’t own their own cart, Province Park has a fleet of golf carts available on a first come basis and can be used to travel the short distance to Eastwood.


“Having golf carts available for residents adjacent to a championship golf course is like offering the country club lifestyle but without the high cost usually associated with golf club membership,” said Krass.


For golfers and non-golfers alike, Province Park’s location has been another huge factor in its success.


“We’re approximately 1.5 miles to I-75, a quick drive to Southwest Florida International Airport, and only minutes away from a Super Wal-Mart and the restaurants and shops in downtown Fort Myers,” said Krass.  “Our excellent location has been one of our strongest selling points.”


Greens Edge features 11 six-story buildings offering sunrise and sunset views.  There are 30 homes per building for a total of 330 homes. 


“Since we first introduced Greens Edge in March more than 120 of the 330 homes in the neighborhood have been reserved,” said Krass.  “These luxury mid-rise condominiums are very popular with both seasonal and full time residents.”


Three different floor plans are available.


The Broadmoor is a three-bedroom/den/two-and-a-half-bath plan with 1,586 square feet. The home includes a 14- by 20-foot grand room, open kitchen with morning café and a master suite with direct veranda access.


The Aberdeen is a three-bedroom/den/two-and-a-half-bath plan with 1,716 square feet. The end unit features a 15- by 20-foot grand room, an open den and two guest suites that share a full bath.


The Carlsbad is a two-bedroom/den/two-bath plan with 1,860 square feet.  The center unit features a 15- by 30-foot grand room, two master suites, one 15- by 13-foot and the other 14- by 16-foot, and a long wrap around veranda.


“All of the floor plans at Greens Edge were designed to take full advantage of the golf course views,” said Krass. “These condos also have features desired by today’s homebuyers including granite countertops, raised panel cabinetry, crown molding, security system and wide tiled verandas.”


Prices at Greens Edge begin in the $300s.  The first buildings in the neighborhood are scheduled to be completed in the fourth quarter of 2006.


Greens Edge will have its own amenity area centrally located within walking distance of each building.  The clubhouse will feature a tropical lagoon pool, spa, tiki bar with grill area, aerobics room, sauna and a clubroom.


Greens Edge is the third and final phase of Province Park which originally offered garden condos, coach homes and attached single-family homes. The first two phases sold out earlier this year.


Completed community amenities already include a clubhouse with large clubroom and catering kitchen, a meeting/board room and a fitness room with treadmills, weight machines and free weights.


Outside of the clubhouse is the community’s 32- by 75-foot pool with expansive sundeck, children’s play area, tennis court, community park and a lakeside sunning beach.  The community’s golf cart building was also recently completed.
